Telluride’s 29th Mountainfilm rolled thru Town this past Memorial weekend with dozens of adventure, environmental and outdoor awareness independent films from around the globe. Many of these films will now make their way around the nation and the world to either the general public or at other mountain film festivals like the one in Banff, Canada.

The Telluride Golf Club opened with spectacular conditions this past May 25th. Value season pricing and abundant tee times highlighted the spring opening. The 18-hole, 72 par course is located at 9,500 in elevation in the midst of all the grandeur of the Mountain Village. There are full practice ranges and putting greens, a pro shop with shoe and club rentals. Remember your drive could be as high as 15% increased at this altitude!

Parking: What Is Free in Town?
In Town: evenings after 6pm and Sundays. There is also free two-hour parking along portions of West Pacific, Columbia, Galena and West Colorado Avenues- all a one-block walk to Main St.. The Stonehedge Parking lot located at the base of Chair 7 is the most efficient way to park in town if you are willing to take the town shuttle however there are the pre-paid parking gadgets which you hang in your window which can be purchased from the Marshal’s office. You dial in your private four-digit access code and hang it from your rear view mirror and you have paid parking for up to 3–hours.

Have you been thinking of taking the whole family on a day trip while you are in the San Juans? Perhaps a little soft adventure intermingled with your normal outings while in residence here? If your yearning to get out there and have a guaranteed good time – with the whole family in tow- then consider hiring a *pro. Catch some rays while taking a canoe trip on the picturesque Trout Lake or perhaps take everyone bouldering down in the tranquil Illium Valley.

The South Fork of the San Miguel River originates in the hi-altitude basins located approximately 1.5 miles east of downtown Telluride. The same crystal clear waters that supply the drinking for Telluride are the headwaters of the beginnings of the San Miguel River which winds itself through the valley floor. This upper section is un-navigable for river running although it is quite picturesque. Typically day raft trips are launched from nearby Illium Valley, 7.5 miles from town.
Many mountain streams and forks come together just before this put-in and things start to heat up and get kickin’ thereafter. Downstream there are several established and maintained launch sites along the river for exciting summertime splash and rides. You will never regret a day on the river- it is always time well spent. The waters are significantly calmer below Norwood Bridge- being referred to as Class II waters.

ACCESS TO VALLEY FLOOR
On Tuesday, May 22, San Miguel County District Court Judge Charles Greenacre granted the Town of Telluride's motion for limited access to the property. This will remain in effect pending the SMVC's appeal in the Colorado Supreme Court seeking to reinstate House Bill 1203 which prohibits any state home rule municipality from condemning land to be used for open space outside their boundaries.
The uses allowed according to the court order include:
"Pedestrian access for walking and biking
"Bicycle access on established trails and pathways.
"Sightseeing.
"Cross-country skiing accompanied by motorized grooming of the trails this winter

"Watercraft access (via kayak, canoes, tubes and rafts) and passage of the same along the entire portion of the San Miguel River as it extends through the property

The restrictions also include no motorized access other than for the creation of cross-country ski trails; no large congregations or festival events, no parking, no
camping and no dogs allowed.
In addition, users must avoid "environmentally sensitive areas like the wetlands, the Telski mitigation site. The Town must post signs indicating the allowable uses for the property.
SILVERLINE PROJECT APPROVED
Results from a special election held in the Mountain Village produced a tie vote, 293-293, which would have destroyed the Silverline mixed-use condominium project at the gondola base if it had withstood a recount. A recount gave the project a two vote victory. A ballot marked "yes" had accidentally been put in the "no" pile.
Town clerk Bernadette Ervin took the precaution of using two Mountain Village resident volunteers to handle the recount instead of the protocol mayor and mayor pro-tem who have supported the project in the past. Ervin was quoted in The Telluride Watch: "We found a "yes' vote in the 'no' pile. It was inadvertently put into the 'no' pile. The new count is 294 'yes' and 292 'no' votes. The ballot count is still the same. Lot 161 passes per the election and my office will be taking no other action at this time."
Buy of the month:
In the past, we have been pushing individual properties throughout the region. This month, I think the best buy of the month would be any vacant land located in the Town of Telluride or direct trailside inventory. With the narrow approval of the Monument Realty project dubbed Silverline, the fall ground breaking of Rosewood Hotel north of the Peaks, the complete renovation of the Peaks Hotel by the Blackstone Group and the ongoing construction of Capela in the Village core, millions of dollars will be spent on advertising the region. This advertising will once again put Telluride on the map and bring potential buyers to the region. Once this happens, we should see some significant appreciation on those products which are of limited availability in the Telluride marketplace, such as trailside lots, vacant ground in the Town of Telluride. My bet would be to purchase one of these rare items for future appreciation. As my father says, they are not making anymore of these rare items. As summer starts to heat up we at Kastle Keepers have been very busy prepping for summer. In addition to the routine maintenance of homes, we have just unfolded a new business aimed at the extreme high end rental market known as Kastle Retreats, LLC. Our goal is to provide a resource for our Kastle Keepers, LLC clients to be able to rent out their homes to a select group of clientele looking for the special home that is not available in the standard rental pool. An information packet will be sent out by the beginning of next week with more information. We currently have multiple owners that are very interested in the program and already have secured rentals through us. We are not seeking to move mass people thru these properties rather one or two rentals a year at the top tier of pricing within a complete package of exclusive services and amenities. In fact homeowners will decide on what price they want for which weeks.
